We’ll credit check your selected tenant, contact their previous landlord, and verify their income with their employer.
Tenant Check Pledge*
Our checks are so rigorous that if we pass your tenants and they stop paying rent in the first 12 months, we’ll cover the initial cost of the eviction process.
URBAN register your deposit and carry out the administration required to ensure your tenancy agreement is legally enforceable. We’ll also administer the return at the end of the tenancy. If there are any disputes, we liaise with the Tenancy Deposit Scheme (DPS) to resolve.
URBAN draft your tenant agreement to your requirements but it doesn’t end there. We’ll collect all the signatures and store your agreement. From 2015 you need proof you have prescribed a number of documents to your tenants otherwise your agreement won’t hold up in court. We’ll do all this for you.
Tenancy & deposit prescriptions, sent and stored
Your tenancy agreement could be rendered unenforceable if you don’t make the correct prescriptions at the start of the tenancy. We’ll take care of this.
Strong images are a huge selling feature, and we have a team of great photographers all over the UK who can help show your home off at it's very best.
Take stock; without a professional inventory it could prove impossible to withhold any deposit for damage. We can carry one out.
URBAN will collect your rent and pay it over to you on the agreed date. Should your tenant miss a payment, we’ll do the chasing and keep you fully up to date.
