Tenant Referencing*
We’ll credit check your selected tenant, contact their previous landlord, and verify their income with their employer.
Tenant Check Pledge*
Our checks are so rigorous that if we pass your tenants and they stop paying rent in the first 12 months, we’ll cover the initial cost of the eviction process.
Right to rent checks*
Right to rent is the law. Failure to comply could land you with a £3000 fine and a tenancy agreement which cannot be enforced. We’ll carry out the checks, storage requirements and ensure a follow up check is carried out if necessary.
Deposit registration
URBAN register your deposit and carry out the administration required to ensure your tenancy agreement is legally enforceable. We’ll also administer the return at the end of the tenancy. If there are any disputes, we liaise with the Tenancy Deposit Scheme (DPS) to resolve.
Tenant agreement
URBAN draft your tenant agreement to your requirements but it doesn’t end there. We’ll collect all the signatures and store your agreement. From 2015 you need proof you have prescribed a number of documents to your tenants otherwise your agreement won’t hold up in court. We’ll do all this for you.
Tenancy & deposit prescriptions, sent and stored
Your tenancy agreement could be rendered unenforceable if you don’t make the correct prescriptions at the start of the tenancy. We’ll take care of this.
Professional photos
Strong images are a huge selling feature, and we have a team of great photographers all over the UK who can help show your home off at it's very best.
Inventory
Take stock; without a professional inventory it could prove impossible to withhold any deposit for damage. We can carry one out.
Rent collection
URBAN will collect your rent and pay it over to you on the agreed date. Should your tenant miss a payment, we’ll do the chasing and keep you fully up to date.
Check in
URBAN will meet your tenant, hand over the keys and check your tenant in.
Full maintenance management
URBAN will take all the hassle out of managing your let. We’ll arrange all maintenance visits, contractor payments, emergency visits, utility bills and legal notices whilst keeping you fully up to date with a team available 24/7.
Interim inspection with photos
URBAN will arrange an inspection and provide a report with photographs for you to review.
