How to conduct a successful property viewing

Is a To Let board worth it, will it bring any interest?


My property is going up for let soon, and I am considering having a To Let board for the first time. I understand they are useful when selling, but do they bring any benefit with a rental property?


A board is a great way of highlighting your property – especially a bright yellow one (we’re not known for being subtle)!

Although most house hunters are reliant on online searches now, a board can still be a highly effective marketing tool, for a number of reasons. Lots of people like to visit the area that they are looking to move into and go for a drive or a wander before they start seriously house hunting – deciding on preferred roads and locations before they narrow the search down. In this instance, a board is invaluable – after all, without one, there’s nothing to show that your property is to let.

The effectiveness of your board is dependent on how well you use it, however. It may be a flash of bright yellow, but even that won’t be a lot of help if it is hidden around a corner by the bins! The closer you position your board to the pavement or main thoroughfare the more effective it will be. If your board is close to the property, and away from public footfall, it will be far less effective as fewer people will have the time to explore it properly. If you are close to a main road, a board is ideal, giving you the added bonus of being seen by thousands of drivers every day, all of whom are likely to use the route on a daily basis – all potential tenants who’d possibly like to live in a great property on the route to work…

Once someone has the interest in your property, and has booked a viewing, a board can help minimise any location confusion – which can be really helpful, especially in built up areas. If it isn’t immediately obvious where to head when you are going for a viewing, a board can be a great way to highlight the property and showcase its location – there’s no mistaking which property is available if it is marked with a big wooden Post It note!

There is some legislation surrounding For Sale and To Let boards, with councils holding the power to remove any boards that do not comply. Boards can only be half a square meter in size, with anything larger likely t be swiped by the local authority (all boards perfectly fit the size guidelines, you’ll be pleased to know).
