My property is going up for let soon, and I am considering having a To Let board for the first time. I understand they are useful when selling, but do they bring any benefit with a rental property?

A board is a great way of highlighting your property – especially a bright yellow Urban.co.uk one (we’re not known for being subtle)!

The closer you position your board to the pavement or main thoroughfare the more effective it will be. If your board is close to the property, and away from public footfall, it will be far less effective as fewer people will have the time to explore it properly. If you are close to a main road, a board is ideal, giving you the added bonus of being seen by thousands of drivers every day, all of whom are likely to use the route on a daily basis – all potential tenants who’d possibly like to live in a great property on the route to work…

Once someone has the interest in your property, and has booked a viewing, a board can help minimise any location confusion – which can be really helpful, especially in built up areas. If it isn’t immediately obvious where to head when you are going for a viewing, a board can be a great way to highlight the property and showcase its location – there’s no mistaking which property is available if it is marked with a big wooden Post It note!
