I supply my tenants with a fridge, freezer and washing machine in my rental property. Do I have a legal responsibility to get these checked annually?
Answer
Unlike the requirements to have a gas safety certificate, you are not legally bound to have an annual safety check carried out on electrical items.
However, HMO landlords have to ensure that their property has a periodic inspection of electrical installations carried out every five years by a registered electrician. If your property is not an HMO you do not have to do this, however, doing so is best practice.
