With spring hopefully on its way, many of us are looking forward to the days when we can sit in our sunny gardens and enjoy the warmer weather... however, a recent study from insurance firm Direct Line has revealed that the long-held belief that a south facing garden will add thousands to your home’s value may in fact not be the case…
The research has shown that the homes with south facing plots only carry an average sales premium of 0.37%. With the average property in the UK coming in at £212,000, this is only a boost of £784 – not inconsiderable, but not the thousands that many sellers previously believed.
Despite a sizable, sunny garden being a huge selling feature, and popular with many types of buyers, the research actually revealed that one of the elements that can add the most money to an asking price is a great view, with river views loading an average of 9% onto an asking price – which could equate to a whopping £19,000 on an average UK home!
Whether you are looking to use your sunny garden or spectacular view to use as a selling tool, good photographs are the first opportunity you have to make sure potential viewers can really see the potential of your property.
Urban.co.uk has a team of professional photographers across the UK, who can help you capture these elements, and really make the most of your property’s bestselling features. They visit your property and make sure they capture every vital element which will appeal to potential buyers, and help make sure your property stands out in the marketplace.
