Love at First Sight: What can you do to make your tenant swoon?

It’s nearly the most romantic day of the year, and our thoughts have turned to falling in love… with the perfect property.You only get one chance to make a first impression, and when a prospective tenant walks through the door of your property, you have to make sure that your property makes them swoon!

But what are the things that make a tenant fall in love with your listing?

Location

There’s nothing you can do to change this short of picking up your property and moving it, but if your rental is close to amenities, transport links, schools or businesses, make a feature of this on your listing

Price
Not very romantic, but money talks. Make sure your listing is comparable with others in your area. Too high and you’ll price people out of the market, too low and people may start to wonder why!

Garden
Outside space is a huge bonus in a rental property, especially if you are marketing to a family. If your property has access to a garden don’t forget to mention it – it’s a whole extra room!

Kitchen
With Mary Berry prompting everyone to take to the kitchen and get baking, a good size kitchen (with room for a table!) is a major plus for many tenants.

Good sized bedrooms
One, two or three, no matter how many bedrooms there is space is important in this area! As furniture gets bigger and bigger, making room for a king size bed is a consideration for many.

Exterior
Whilst kerb-appeal is not as vital in the rental market as if you were buying your own property, many people are looking to rent for longer, so an attractive frontage is a major selling point.

Parking
This is especially important if your property is in a busy town or city! With a parking space in London recently selling for £170,000, don’t underestimate the importance of a private parking space!

Storage
Well thought out, integrated storage is a major plus. It’s not until you move house that you realise how much you have accumulated, so maximise any storage facilities your property has.

White goods
Well maintained, efficient white goods - such as a fridge, freezer, washing machine - are expected in most rental properties. Providing ‘luxuries’ such as dishwasher or tumble dryer could mark your property out from the rest.
